Tasks
-Form the project execution plan, develop a construction schedule that will incorporate any owner special conditions or milestone dates that will allow a successful completion of the construction effort. -Meet with the Project Management Team and accounting representative on a monthly basis to review forecast of actual and pending costs for project accountability. A standard job cost report will be used for consistent and accurate reporting. -Establish a single point of communication with the client and/or groups within the company. -Assist to ensure that the design criteria will proceed in accordance with the construction budget as established through preconstruction. -Keep all information in Procore up to date. -Ensure that the main contract matches construction drawings, and that subcontractor scopes of work are inclusive with plans and specifications. -Manage submittal process. -Meet with the Preconstruction Team to prepare a project execution plan as to how the project will be constructed. -Assist to ensure that the design work of the Architect, Engineers and various design/build subcontractors is proceeding as scheduled and is in coordination with each other’s design work. -Review the construction contract and or lease documents to understand the obligations of RealAmerica Construction, LLC as they pertain to design, budget, schedule and other construction related issues. -Represent RealAmerica Construction, LLC in meetings with owner/clients, architects, engineers, subcontractors, suppliers, and any other concerns as they may relate to the project to resolve disputes, clarify scope, update schedules, etc. during construction. -Maintain positive relationships with customers, contractors, suppliers, and other employees. -Process and review shop drawings, samples, etc. and present to owner or architect for final approval -Provide all information setup for Procore software and utilize all management functions as listed in the procedure manual. -If applicable, incorporate subcontractor and supplier information into our master vendor database. -Secure and obtain all necessary building permits, including city, state and local, finalize all permits required, certificate of occupancy, substantial completion, etc. -Provide all documentation for Procore, including properly prepared plans, schedules, photographs, testing reports, RFI’s and correspondence. -Develop accurate and timely communication (verbal and written) between field site and home office, inclusive of daily site conditions, productivity, schedule and safety related activities. -Promote a team relationship with the Construction Superintendent and work closely to achieve required project results. Help ensure Superintendents are adhering to their Standard Operating Procedures (SOPs) -Assist to ensure that the design meets or exceeds the intent of the construction contract documents and or lease, specifications, and Owner’s intent. -Conduct initial preconstruction meeting at the beginning of -Develop a mobilization plan in concurrence with the project master schedule. Set up project site in conjunction with Construction Superintendent relative to the scope of work and owner requirements and RealAmerica Construction, LLC branding standards (Preliminary Planning) -Finalize the master project schedule and issue for construction, continually update as construction progresses. -Critical issues, safety, schedule status, progress photographs (manage via Procore and ensure that they are being updated), contract status, and progress to date. -Assist Preconstruction & Estimating Manager in interviewing, scope review and selection of subcontractors and vendors.

What You Bring
-CPR/AED Certification -5-7 years of relevant experience in multi-family housing construction -Ability to prioritize responsibilities and multi-task in a fast-paced environment. -Experience working with smartphones, iPads, and tablets. -OSHA 30-Hour Certification -Ability to communicate clearly, concisely, and professionally with a strong focus on business writing and verbal skills. -Effective time management skills -Ability to think analytically and manage multiple priorities. -College degree in construction field or equivalent experience -Ability to update project management software. -Mastery of building processes and best practices is required. -Ability to work with numerous contractors and subcontractors in an efficient manner. -Ability to organize necessary resources, people, processes, time and tools to meet tight schedules, client expectations and conflicting priorities to achieve desired results. -Ability to master project-specific software systems including, but not limited to: Microsoft Office (Word, Excel, Power Point, etc.) Outlook, Procore, Blue Beam and/or Adobe software -AutoCAD experience is a plus. -Sound written and verbal communication skills. -Ability to manage multiple projects at various phases.
