Overview
Leads tenant coordination team to manage landlord construction for retail/restaurant spaces.

Tasks
-Reviews and approves tenant plans, sign drawings, and coordinates with the Design Department. -Translates and estimates landlord scope, negotiates contracts with general contractors, identifies cost reduction opportunities, and engages architects and engineers. -Communicates with tenants and leasing partners, defining project scope, drafting preliminary drawings, assessing existing spaces, and providing design criteria. -Reports on tenant openings, landlord construction budgets, forecasts, and change orders via Salesforce, while integrating with leasing, tenants, property management, and development. -Oversees construction, including on-site inspections, meetings, request for information (RFI) conversations, change orders, pay application review, close-out, and handover to property management. -Monitors tenant construction for adherence to plans and schedules, reviewing contractor information, conducting final inspections, and managing the tenant allowance process.

What You Bring
-Attention to detail and accuracy with a keen eye for design and understanding of high-end finishes. -7+ years of experience in retail management or design. -Knowledge of site work construction. -5+ years of construction project management experience. -Retail and restaurant experience is an absolute must, with a strong preference for a background with both regional mall experience and power center. -Strong understanding of project risk factors, including working knowledge of construction insurance and indemnity. -Ability to read and understand building plans with an in-depth understanding of general construction means and methods. -Experience in multi-story, mixed-use retail/restaurant is preferred. -Bachelor’s degree (BA/BS) and/or equivalent experience. -Proven track record of projects opened on time and on budget. -Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.) -Deep understanding of budget reporting, forecasting, and contracts. -Working knowledge of Google Suite (Docs, Sheets, Slides, Gmail), Adobe, Bluebeam, and Salesforce preferred.
