Tasks

-Our SR Project Managers (with the assistance of a project management team) are responsible for supervising all on-site construction and land development, including issuing contracts, performing scope review, scheduling sub-contractors, resolving day-to-day problems on the job site and inspecting all work during construction to ensure compliance with plans, specifications and relevant building codes. -Plan review, cost analysis and value engineering -Manage 5-6 projects effectively. Projects will be of a complex nature. Total project values could exceed 100 million in value -Negotiate subcontractor disputes -Handle finishes coordination -Provide approvals of all change order requests and owner change orders -Estimate and manage budget preparation -Develop scope and buy-out -Manage logs for RFI’s, Change Orders (CO’s) submittals and directives -Manage payment processing -Provide leadership to other project managers, assistant project managers, project coordinators and superintendents -Develop and maintain the project schedule -Mentor and provide training for all direct reports -Determine contractor/subcontractor pre-qualifications -Handle Requests for Information (RFI’s), change orders, submittals and directives -Schedule overall job and subcontractors -Manage contracts -Manage Punch Lists and Project Closeouts -Contribute at a leadership level to develop company initiatives, processes and procedures -Manage Job cost & status reporting

BEAR is hiring a Senior Project Manager to handle needs for its Multi Family and Commercial projects (both new construction and rehab). The position requires a deep understanding of various project management skills. This person should be able to oversee all activities of multiple construction projects with the assistance of other assistant project managers and superintendents. -Ability to manage a team of up to 8-10 Superintendents, 2-3 Assistant Project Managers or Project Coordinators and 2 Project Managers to complete projects -Knowledge of Project Management Scheduling Software -Knowledge of local Building Codes is required -Knowledge with Excel based Project budgets -5-10 + years of solid hands-on experience with a GC or with a developer as a Project Manager constructing low to mid-rise projects -Demonstrate a high level of proficiency in all aspects of construction project management -OSHA certified
