Operating Engineer

Overview

Maintain and repair building mechanical, HVAC, electrical, plumbing systems at Austin office.

Tasks

-Manage and coordinate with vendors to ensure timely and high-quality service delivery. -Troubleshoot and repair building systems, including electrical, DDC, and pneumatic controls. -Support the implementation and execution of the Preventative Maintenance Program. -Adhere to all safety policies, procedures, and protocols, ensuring a safe working environment for all team members and building occupants. -Maintain and update the Computerized Maintenance Management System (CMMS) daily, completing work orders and tenant service requests as assigned. -Participate in ongoing technical, safety, and operational training programs. -Provide support for on-call or emergency response coverage on a rotating (every other week) schedule. -Perform general maintenance tasks, including but not limited to painting, lighting repairs (bulbs/ballasts within licensing limits), basic plumbing, HVAC system support, locksmith work, data center and carpentry. -Assist in the training and development of team members to strengthen overall engineering capabilities.

What You Bring

-3+ years of related experience in building operations, repair, or maintenance, including HVAC, plumbing, electrical, or carpentry work. -Universal CFC EPA certification or willingness to obtain within the first year (with JLL assistance). -Ability to lift up to 50 lbs and work on ladders up to 30 feet. -Proficiency in Microsoft Office Suite (Word, Outlook, Excel, Teams). -Strong problem-solving, communication, and customer service skills. -Trade school education, union training, military service, or college coursework. -Comfortable performing physical tasks, including bending, kneeling, climbing rooftops, and lifting.
