Tasks

-Supports development of General Conditions estimates and site logistics plans. -Develops conceptual cost models and early-phase budgets using historical data. -Represents the company in meetings with professionalism and clarity. -Monitors market trends, material costs, and labor rates to anticipate cost escalations. -Identifies potential challenges early and develops proactive mitigation strategies. -Reviews and analyzes trade partner proposals, addressing scope gaps as needed. -Reviews quantity takeoffs (QTOs) and cost breakdowns prepared by Assistant Preconstruction Managers. -Works closely with team members to ensure smooth project execution, focusing on deliverables rather than mentorship or overall team development. -Oversees all project scopes and personally manages complex or high-risk scopes. -Leads the identification and evaluation of project risks in preconstruction, including financial, logistical, and constructability factors. -Maintains productive relationships with trade partners to gather pricing insights and project data. -Leads estimate-specific kick-off meetings (SD, DD, CD, GMP phases) and ensures contract requirements are reflected in pricing. -Coordinates closely with the Senior Preconstruction Manager and ensures clear communication with Assistant Preconstruction Managers. -Ensures seamless project handoff to operations. -Reviews all deliverables with the Senior Preconstruction Manager prior to submission. -Collaborates with stakeholders to develop mitigation strategies and provides detailed risk assessments to support decision-making. -Prepares conceptual cost studies and option analyses, incorporating trade partner feedback. -Manages bid processes, trade partner coordination, and project timelines across multiple concurrent projects. -Builds strong client partnerships by understanding goals and constraints. -Directs all aspects of project communication, actions, deliverables, options, and cost estimates. -Develops cost-saving strategies that maintain project integrity and design intent. -Provides regular updates, value engineering options, and budget-aligned solutions to meet client objectives. -Owns the full estimate development process, delegating tasks appropriately during project kick-off meetings. -Identifies long-lead materials and develops strategies to address procurement challenges. -Produces professional deliverables such as estimates, Basis of Estimate (BoE) documents, and presentations. -Oversees daily preconstruction activities, including design coordination, scheduling, and estimating. -Facilitates preconstruction training sessions and workshops to enhance team capabilities and promote best practices. -Creates and manages preconstruction and design schedules, incorporating Lean principles. -Executes the project vision defined by the Marketing, Interview, and Senior Preconstruction Management teams. -Assigns operational responsibilities for each estimate deliverable.

-Proven ability to manage multiple projects and deadlines. -Problem Solving and Decision-Making -Demonstrates expertise in trade unit pricing, scope breakdowns, and conceptual estimating. -Excellent verbal, written, and interpersonal communication skills. -Communicates complex information effectively while demonstrating humility, awareness, and technical expertise. -Strategic Thinking -Minimum 5 years of experience in preconstruction or a related role. -Technical Expertise in Preconstruction -Proficiency with construction management software (e.g., Bluebeam, Building Connected, ConstructConnect). -Strong organizational, analytical, and leadership skills.
