Tasks
The Owner’s Technical Representative serves as the client’s eyes and ears during the entirety of the development process from the initial procurement through design, construction, and project turnover. The position offers projects local to Indiana, opportunities for professional growth, and a supportive culture. -Oversee project communications -Lead value engineering discussions -Facilitate the resolution of project issues, conflicts and disputes. -Assist in one year warranty -Review of all addendums, change order, and architectural supplemental submittals -Review project budget -Coordinate with financial advisors to ensure appropriation of project funding -Ensure project specifications are met -Host regularly scheduled design team meetings and summarize outcomes to the client -Mitigate client risk -Review project schedule -Manage all project finances. -Oversight of multiple deliveries simultaneously. -Maintain project schedule and budget -Conduct regular site visits to assess the quality and accuracy of the project -Maintain, encourage, and facilitate all project communications. -Oversee punch list -Facilitate Owner, Architect, Contractor (OAC) meetings -Advise client on appropriate steps for acceptance of project -Assist in the award and contract negotiation with the selected developer. -Aid the client in advertising for and selecting the development team. -Ensure timely execution of permitting and approvals/entitlements -Advise on project turnover

What You Bring
-Ability to work independently and as part of a team in a fast-paced environment. -Self-starter with strong multi-tasking acumen. -Bachelor’s degree in construction management, Engineering, Architecture, Planning or a related field. -Experience in Owners Representation or Owner's Project Management. -Technical knowledge of construction processes. -Ability to pass a criminal background check. -Experience utilizing Procore -Demonstrated expertise in problem solving, risk management and leadership. -Skilled in transparent communication, negotiation tactics and problem-solving. -Strong knowledge of project management principles, practices and techniques. -Strong ability to read, analyze and interpret plans and specifications. -Excellent communication, attention to detail and organizational skills. -The candidate must have reliable transportation and a valid drivers license, as this role requires some travel to and from project sites. -AIA, PE or AICP -Minimum of 10 years of experience in design and/or program management for new and remodel construction projects.
