The Role

Overview

Lead maintenance team delivering void property works for social housing.

Tasks

-Lead and support a team of operatives, providing guidance, coaching, and performance management -Act as a key point of contact for the client’s team, ensuring professional communication and issue resolution -Liaise with client representatives, subcontractors, and suppliers to coordinate service delivery -Enforce HR policies including attendance, conduct, and grievance procedures -Ensure all activities reflect company values and maintain a professional image at all times -Provide cover for other supervisors during absence or peak periods -Use system reports to track performance, resource deployment, and asset condition -Oversee material usage and procurement to ensure cost-effective operations -Monitor and maintain company assets including vehicles, tools, PPE, and van stock -Attend toolbox talks, training sessions, and formal company meetings -Ensure full compliance with Health & Safety regulations, COSHH, and company procedures -Allocate resources and operatives effectively to meet service targets and contractual obligations -Ensure all works are completed safely, efficiently, and to required quality standards -Manage work schedules and priorities to minimise disruption to neighbouring residents -Monitor progress of works, resolve issues, and ensure the client’s satisfaction -Assist with budget control, forecasting, and identifying operational efficiencies -Support contract mobilisation, compliance audits, and service improvement initiatives -Supervise day-to-day delivery of planned and reactive maintenance works across unoccupied properties -Identify training needs and coordinate development opportunities for team members

What You Bring

-Full, valid UK driving licence -Effective people management with the ability to lead, mentor, and develop teams -Decisive decision-making under pressure -Proven track record of managing, monitoring, recording, and reporting Health & Safety and compliance activities -Previous experience in a Maintenance Supervisor or similar supervisory role within housing or property maintenance -Strong understanding of Health & Safety regulations, including COSHH -Problem-solving mindset with a results-driven approach -City & Guilds or equivalent in a relevant trade discipline -Ability to negotiate and influence across teams and stakeholders -Working knowledge of Schedule of Rates -Strong customer focus and commitment to service excellence -IT literate with confident oral and written communication skills -Strong planning and organisational abilities -Experience delivering planned and reactive maintenance in occupied properties -Excellent interpersonal and communication skills
