Tasks
-Provide monthly budget reports documenting completion status and progress to date. Establish and maintain cost baselines against which program trends are measured and forecasted. Provide cost information to facilitate timely and informed decisions. Manage and oversee all change orders -Review contractor-submitted schedules, provide feedback to the Owner on construction progress, and make corrective action recommendations to the Owner and the Contractor should critical path schedule delays become an issue -Manage multiple design and construction projects on behalf of the Owners for a variety of projects ranging from new building construction to building renovations, tenant improvements, and or utility projects -Oversee and manage the project design process to ensure the Owner’s needs are met within the proposed budget and schedule. Assist in the development of the building program, facilitate design meetings, monitor design progress and facilitate decision making, prepare written review comments at submittal phases, facilitate value engineering workshops, and other project components as needed to assure a successful outcome -Prepare and manage solicitations and selection processes for related project vendors and/or suppliers, General Contractors, etc. -Provide on-site construction QA when necessary to ensure the project is being constructed per the design and specifications

What You Bring
-Valid Driver’s License -9+ years of Senior Project Manager experience in the construction industry in an “Owner Representative” role -Able to work on and oversee multiple projects across the State of Alaska. The successful candidate will be required to go to project sites -Professional accreditation in a relevant discipline (Construction Management, Cert. Construction Administrator, Cert. Construction Manager) or related project experience -Ability to obtain access to U.S. Military Installations -Knowledgeable in organizing and/or leading the pre-construction meetings, participating in weekly construction meetings, visit site(s) to monitor construction progress, processing ASIs/RFIs, review/process Contractor and A/E pay applications, review and negotiate change order requests, prepare contract amendments, prepare monthly project status reports, monitor the project schedule, budget, and risk management, maintain document control files, and general project close-out activities -Strong technical skills related to project software
