Tasks
The Real Estate Valuation Associate (“Associate”) primarily supports RTG’s real estate valuation and compliance services. The Associate conducts market research and analyses related to real estate fair market value studies, market rent studies, and real estate appraisal services. Additional responsibilities may include reviewing real estate transactions, lease agreements, and timeshare licenses for application of fair market value and commercial reasonableness analyses as it relates to healthcare real estate and applicable regulatory compliance standards. Additionally, the Associate may, from time to time, support engagements across RTG’s other service lines, as directed by management. The Associate will report directly to the Director – Healthcare Real Estate Valuation and indirectly to the Compliance Service Line Leader and the Employee’s Office Leader. -Conduct research on real estate properties, develop written and financial models and analyses, and prepare preliminary draft of work products. -Supervise valuation analysts by reviewing draft reports and ensuring all deliverables meet internal quality standards and industry best practices. -Manage project workflows by tracking deadlines, coordinating schedules, and ensuring timely completion of all valuation assignments. -Provide general support for other RTG engagements/initiatives including reviewing client’s portfolio of lease arrangements and providing feedback on process improvement opportunities, advisory services, and business development efforts. -Support the preparation of proposals by assisting with scope definition, fee estimates, and timelines for client engagements. -Serve in a limited engagement management role including client interaction and relationship management support.

What You Bring
-Overnight travel may be required (5-10 % of the time). -Minimum 5 years of direct professional work experience is required. -Previous experience with MS Excel, MS Word, CoStar (or similar market data platforms), ARGUS DCF/Rockport VAL, ValCRE, and related software platforms. -Client / Project Work – 85% -Timely decision-maker -Excellent analytical and quantitative skills -Consulting/advisory experience is preferred. -Undergraduate or Graduate Degree in Business Administration, Accounting, Finance, Real Estate, Healthcare, or related field is required. -Strong communicator -General Real Estate Appraiser license is required. -Problem solver -Previous experience in healthcare and/or real estate industries, consulting, and appraisal / valuation is preferred. -Ability to work both independently and within a professional team environment -Able to accept constructive criticism -Excellent people and writing skills -Detail oriented
