Tasks
The Commercial Manager will lead the commercial function across several high-value projects, ensuring strong financial performance, contractual compliance, and commercial governance from tender award through to final account. You’ll work closely with Project Directors, QS teams, procurement, and senior leadership, while managing client and subcontractor relationships at the highest level. -Lead, mentor and develop a team of Senior QSs, QSs, and Assistant QSs. -Ensure full compliance with contract conditions, safety legislation, and company policies. -Manage main contract obligations, change control, claims preparation, and negotiation. -Maintain accurate financial records, audits, and supply chain documentation. -Drive continuous improvement in commercial processes and governance. -Maintain strong client relationships and represent the contractor in commercial meetings. -Oversee dispute resolution and contractual negotiations when required. -Implement commercial best practice across measurement, reporting, claims, and procurement. -Provide commercial risk analysis, mitigation strategies, and margin protection. -Review and negotiate high-value subcontract packages and supply chain agreements. -Prepare, manage and review CVRs, cost forecasts, cashflow projections, and monthly commercial reports. -Support staff development, recruitment, and performance management. -Advise senior leadership on market conditions, pricing trends, and risk. -Lead all commercial activity across designated major projects (typically €30m–€200m+). -Support pre-construction with tender reviews, commercial strategy, and bid submissions.

What You Bring
-Experienced working across data centre, pharma, commercial or complex building environments (advantage). -Degree-qualified in Quantity Surveying, Construction Economics, or related field. -Strong contractual knowledge (RIAI, GCCC, JCT, NEC). -Excellent negotiation, communication, and stakeholder management skills. -Ability to lead, mentor, and build high-performance commercial teams. -Proven track record managing large-scale construction projects (€30m+). -10+ years’ experience with a Tier 1 or Tier 2 main contractor, including Senior QS or Commercial Manager roles.
