Tasks
-Maintain punctuality and consistent attendance in accordance with company standards. -Contribute to the preventative maintenance program through regular inspections and proactive issue resolution. -Conduct regular regional tool inventory checks. -Partner with the Community Manager Float to onboard and train new Service Technicians through hands-on coaching and skill development. -Prioritize commercial work orders and support Commercial Technicians as needed. -Serve as a technical expert, providing guidance and assistance to Service Technicians. -Ensure shared and personal workspaces are clean and orderly. -Support Capital Expenditure (CapEx) projects by coordinating tasks and aligning with the Regional Facilities Manager on scope, budget, and timelines. -Attend and actively participate in Technical Regional Trainings. -Help Service Technicians maintain clean, organized shops and mechanical rooms. -Monitor and manage key performance indicators (KPIs), including: -Assist with planning and executing unit turnovers, particularly at month-end. -Regular team member feedback surveys to drive workplace improvements -Float across properties to fill staffing gaps, offer specialized expertise, or support team members with complex tasks. -Act as the regional subject matter expert, offering operational support to Service Technicians and Community Managers as needed. -Prepare and distribute Weekly Review Reports detailing regional work order activity. -Maintain and oversee the regional on-call program calendar to ensure adequate coverage. -Provide regular updates to the Regional Manager regarding property needs and issues.

What You Bring
-CPO (Certified Pool Operator) – if applicable to the region -Work Order Days to Completion (turns, resident, internal) -Valid driver’s license and access to reliable transportation -EPA Certification -High school diploma or equivalent required; Associate’s degree preferred -Proficiency with basic computer applications, including Microsoft Outlook, Teams, and AppFolio -Primary Work Location: Fargo, ND with regular travel to Sioux Falls, SD region. Travel to Sioux Falls, SD would be required a minimum of 4 days per month and up to 8 days per month dependent upon business needs. -CAM-T (Certified Apartment Maintenance Technician) -Minimum of 5 years of experience in a service technician or related maintenance role -Boiler’s License -Strong verbal and written communication skills
