Tasks
-Monitor market conditions and competitor offerings; assist in developing marketing strategies, specials, and outreach programs. -Photograph events and residents for marketing use across print and digital platforms. -Perform all sales activities to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting property tours, and showcasing apartment homes. -Support the lease renewal process, including sending renewal notices, meeting with residents, and finalizing renewal documents. -Complete corporate reporting requirements in a timely and accurate manner. -Maintain a monthly event calendar, community newsletter, and marketing materials for activities. -Manage the leasing process: process applications, conduct screenings, prepare leases and move-in packages, and coordinate smooth move-ins. -Assist with budget preparation for activities and manage expenses to budget. -Organize and maintain marketing materials, sales collateral, and outreach packets. -Execute prospect follow-up through calls, emails, thank-you notes, and creative delivery items to convert leads to leases. -Maintain up-to-date prospect data in CRM systems (Entrata, Hyly), track leasing activities, and document all follow-up communications. -Plan, coordinate, and execute a variety of daily social, cultural, and wellness activities and events (2–5 per day, 7 days a week), including setup, breakdown, and procurement of necessary supplies. -Prepare and distribute move-in paperwork and resident folders to appropriate personnel. -Participate in community networking events, local associations, and outreach initiatives to generate new leads. -Ensure show units, amenities, and tour paths meet company standards for cleanliness, presentation, and appeal. -Welcome and assist residents on move-in day, delivering welcome gifts and ensuring a positive transition. -Arrange and manage transportation for off-site excursions (if applicable). -Coordinate unit readiness, moving services, furniture measurements, and placement assistance. -Leverage internet marketing tools (Facebook, Instagram, Hyly, email, community website) to drive traffic and interest. -Prepare daily and weekly reports on tours, move-ins/move-outs, and available inventory. -Maintain confidentiality and foster positive relationships with all residents. -Create resident profiles to tailor events to community interests; coordinate and manage a resident volunteer program. -Build partnerships with local businesses and organizations to enhance programming, secure sponsorships, and add value to resident experiences.
