Resident Services Manager 2 - Remediations - Eight 80 Apartments

Coordinate water damage remediation, manage restoration services, and ensure resident communication.

Tasks

-Generate Notice to Enter (NTE) for restoration company -Provide residents/guests with exceptional customer service, attending to their requests, answering questions and addressing concerns -Serve notices to residents for refusal to complete work -Create/edit PO’s and manage invoice approvals -Update claims tracker -Manage transfers, renter insurance inquiries and compensation for remediation requests -Communicate updates from restoration company and permitting -Complete FLIR (thermal imaging camera) inspections -Schedule restoration services, including initial inspections, mitigation work, insulation installs, build back of drywall and city inspections -Update Make Ready Date (MRD) for units that require remediation -Manage maintenance related text messages i.e. service request updates, potential needs for service requests, etc.

-Highly capable self-leadership with attention to detail, multi-tasking, and prioritization of responsibilities -Handel Pro5 emergency letters -Highly organized, adaptable, and calm under pressure -Effective interpersonal and communication skills -Demonstrated experience with project financial tracking, and change management related to scopes of work -Remediation and restoration experience -Residents’ initial contact for any leak, flood or water intrusion inquiries -High School Diploma, or equivalent, is required. -Project management experience
