Overview

Prepare vacant apartments for new residents by performing repairs, cleaning, and inspections.

Tasks

-Follows the make-ready checklist to complete necessary repairs and improvements to apartment homes prior to resident move-in, as directed by the Supervisor or manager -Inspects sheetrock and makes repairs; caulks and seals windows, sink areas, toilets, bathtubs, and showers; and performs touch-up paint -Cuts expenses by fixing rather than replacing parts, and avoiding being wasteful with supplies -Delivers a high level of customer service by treating residents and others with respect and completing assigned work with efficiency and urgency -May occasionally be required to lift or carry items weighing up to 25 pounds. -Assists with property curb appeal by picking up trash, pressure-washing, performing general cleaning, and painting, as needed -Maintains an inventory of supplies and equipment needed for make-ready tasks -Complies with safety and risk-management policies by participating in the safety meetings, OSHA training, and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately -May be required to push or pull items and reach overhead

What You Bring

-Must be able to see to perform inspections and read computer screens -Must be able to operate a computer, keyboard, mouse and other office equipment -HVAC experience a plus but not required -Must be able to walk, stand, climb stairs or ladders and access various areas of the property -May require dexterity of hands and fingers and ability to grasp tools -May require working in confined spaces, heights and potentially hazardous area. -Good organizational skills and attention to detail -General knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready -Must be able to hear and understand verbal communications in person and over the phone or computer -May be required to bend, stoop or kneel -High school diploma or equivalent -At least 1 year of experience in maintenance or related field, preferred -Ability to work efficiently and meet deadlines
