The Role

Overview

Manage daily operations, leasing, maintenance, and compliance for a 99‑unit affordable housing community.

Tasks

-Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership. -Conduct weekly staff meetings. -Collaborate with senior management to establish appropriate rent levels. -Ensure that the site(s) maintain compliance with applicable state and federal program regulations. -Report property incidents, accidents and injuries in accordance with company policy. -Provide accurate financial reporting and monthly variance reporting. -Approve rental applications adhering to property standards and all appropriate agency standards. -Review rent schedules. -Ensure the property and grounds are well maintained. -Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy. -Oversee preparation and submittal rent increases and renewals. -Direct maintenance team to implement maintenance programs and controls. -Prepare the property’s annual budget for approval by senior management. -Follow company marketing policies and reporting requirements. -Use the company’s Professional Development Program (PDP) to develop, train and engage site employees. -Use company directives to screen, hire, and train new personnel. -Maintain optimum level of occupancy. -Understand, train and embody Winn Guiding Principles. -Process timely and accurate move-ins, move-outs, recertifications and renewals. -Ensure the property tenant files are organized, complete and accurate. -Resolve Resident issues and conflicts timely and in accordance with site guidelines. -Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines. -Ensure that Property Software Data is accurate at all times.

What You Bring

-Less than 1 year of supervisory / managerial experience. -Ability to manage and work with a diverse group of people and personalities. -NAHP – CPL, SHCM, CAM (MA - C3P) designations. -Experience with property management software's such as Yardi, Realpage, etc. -1-3 years of relevant work experience. -Bachelor's degree. -Knowledge of Marketing/Leasing techniques. -Excellent customer service skills. -Outstanding verbal and written communication skills. -Knowledge of LIHTC and HUD regulations. -Previous affordable housing experience. -Experience with computer systems, such as Microsoft Office Suite. -Tax Credit Specialist (TCS) designation. -High school diploma or GED equivalent. -Ability to multi-task and manage a fast-paced office environment. -Prior knowledge of property management and landlord / tenant laws.
