The Role

Overview

Manages technical services from proposal through construction to post‑completion, ensuring quality, safety and client satisfaction.

Tasks

-Leads the commissioning process, completes the tracking schedules & agree schedules for witnessing -Identifies Long Lead items or trades -Liaises with the commercial manager to complete trade contractor document pack & supporting commercial manager to ensure compliant tender returns -All project staff will be expected to manage and report on the business sustainability and project goals. -Prepare at the pre‐construction phase the Technical Services Strategy document outlining the key elements & dates of the technical services programme & methodology -Promote Operational Excellence both internally & externally -Actively participate in contacting new MEP/AVIT consultants and arrange meetings to discuss opportunities they may be working on prior to issue of PQQ/Tender -Ensure maximum focus and effort is applied towards winning your next project -Attends monthly meetings with the project manager to inform the monthly operations report -Defines Trade Contractor & professional team liaison for design team coordination & workshops -Coordinates Technical Services design team & Building Control inspections -Arrange meetings with key supply chain members, obtain buy in, into the programme, engage with the Directors and secure their own most talented management teams -Reviewing the details including design information, drawings, specifications and any information -Review & production of commissioning strategy -Actively participate in the Operational Excellence programme and look to innovate where possible -Produce the scope of works documents for inclusion in the sub‐contracts -Proactively monitor project health & safety culture and behaviours, ensuring compliance with the Safety Management System -Review of all plant physical dimensions for incorporation into the logistics plan -Review any existing base build services and interfaces with new installation -Ensure benchmarking & quality control process is implemented -Provide technical support to the Construction Manager to implement & manage the site installation -Evaluate design information, review drawings and specifications -Monitors technical services Contractors’ performance, hold regular progress meetings with Trade Contractors, review progress of design, liaise with the Design Team, identify and solve problems -Address problems with design and construction, quality and progress and solutions -Arrange meetings with the Professional Team and form early relationships by engaging and understanding the design briefs and project objectives -Review & identify key programme risks & mitigation measures -Arrange validation & commissioning checks and propose condition surveys as appropriate -Prepare temporary electrical services plan -Attends weekly team meetings to report on the status of the technical services installation -Attends the Client project meetings with the Project Manager -Participate in Technical Services Forums to contribute to knowledge sharing. -Liaises with the Project Manager to produce the construction programme -Monitors the document control system with the design manager on the progress of information flow against the programme, highlighting risk to the Project Manager -Review the technical services procurement strategy (bundled / unbundled etc.,) -Assists with practical completion, technical support coordination of snagging lists, technical support co‐ordination of de‐snagging process, manage and witness commissioning, confirm completion of work and arrange final inspections, obtain O&M manuals and ‘As Built’ information, arranges and manages Client training -Look to strengthen existing relationships you have with MEP/AVIT consultants and arrange/attend social events to strengthen those relationships -Monitor the request, development and issue of Operation and Maintenance Manuals and ‘As Built’ information from Trade Contractors -Carries out regular site inspections of the installation & issues corrective actions where necessary -Carry out handover from the technical services estimator -Develop specialist and commissioning programmes with Trade Contractors, Planners and Construction Managers -Liaise with Building Control, arrange review of technical delivery and record outcome -Assists with the procurement process, assists with the Trade Contractor selection, attends Trade Contractor selection meetings, assists in start‐up, progress meetings, agrees trade programmes and information, release schedules with Trade Contractors -Produce the commissioning strategy & agreed witnessing plan with professional team -Review & produce of methodology to ensure safe installation approach -Lead technical services start up meeting with the Trade Contractor to set expectation & provide operational templates for their completion
