Tasks
-Utilize property resources, equipment, and supplies economically. -Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager -Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines. -Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices -Participate in unit inspections as requested -The employee is frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies). -Responsible for preparation of vacant units for move-in, including preparation of make-ready board alongside Community Manager discretion. -While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another -Manage excellent customer service and monitor service request turnaround and responsiveness -Responsible for understanding and following Asset Plus key policy -Ensure all repairs and replacements necessary for community common areas and units -Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner -Enforce policies of the community that the immediate supervisor delegates -Ensure consistency in dealing with residents on all matters

What You Bring
-Regular/daily onsite attendance is required -Ability to understand and perform all on-site software functions; basic computer skills required. -Must have basic knowledge of Fair Housing Laws and OSHA requirements. -Must have reliable transportation due to the emergency on-call requirement. -High School Diploma or Equivalent
