Tasks

-Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis: -Inspect and help coordinate all needed make-ready repairs and services. Assist make-ready staff as required to meet deadlines. -Must be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition. -Maintain professional appearance and manner at all times. -Perform work area clean-up and safety related duties. -Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds. -Ensure that storage areas remain locked when not in use. -The Maintenance Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.). -May be required to work extended periods of time without relief, when responding to priority/emergency situations. -Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary. -Climb ladders and stairs. -Change locks, rekey locks and make keys. -Lift and carry objects of up to 50 lbs. for distances of up to 30 feet. -Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager. Inspect and maintain all tools in excellent condition.

What You Bring

-Tile, carpet, and flooring -CPO Certification Preferred -Must be team oriented and a problem solver. -Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs. -Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc. -Electrical and plumbing -High school diploma or GED equivalent required. -Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations. -Door locks, P.O. boxes and locks -Roofing, gutters, fasteners -2+ years’ experience in maintenance property management -Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines. -Must be knowledgeable of all pertinent laws and EPA and OSHA regulations. -Stooping, standing, climbing and frequent lifting up to 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device. -Boiler, gas and electric -EPA Universal Certification Required -Strong verbal and written communication skills. -Must have a valid driver’s license.
