The Role
Overview
Assist in managing an affordable housing community with accounting, compliance, leasing and resident services.

Tasks
-Complete bank deposits, dispositions, and account reconciliations. -Maintain all property accounting and reporting, including collecting and posting rent, financial and leasing reports, month end, pre close, bank deposits and ensuring a balanced rent roll. -Take all appropriate action to resolve and address service issues. -Work closely with the Community Manager regarding all property operations. -Maintain positive relationship with local housing authority. -Collect rent, fees, and other payments. -Promote resident satisfaction and retention by regularly responding to complaints, questions, and requests in a timely manner. -Use your leasing and sales experience to lease apartments. -Cheer, lead and mentor our leasing team. They will look to your guidance and experience related to leasing, closing, marketing, apartment files, and resident retention. -Gather and follow up on all verifications of income, as required for LIHTC and/or HUD programs. -Walk units to prepare for state required inspections. -Use property management software such as Yardi to record, track, and report on all financial workings of the community. -Process invoices for payment. -Prepare monthly close-out and financial reports. -Monitor correct usage of income and rent limits as well as utility allowances.

What You Bring
-Minimum of one year of LIHTC experience required. -Strong math and accounting skills. -Minimum of one year of residential leasing, sales and/or property management experience required. -Housing Credit Certified Professional (HCCP) Designation preferred. -Strong knowledge of Microsoft Outlook, Word, and Excel. -Understanding of financial statements (budget, financial reports, accounting information, etc.). -Ability to work a flexible schedule to include weekends, evenings, and some holidays. -Knowledge of Low Income Housing Tax Credit (LIHTC). -Knowledge of IRS 8823 guide and HUD 4350.3 manual. -Experience in leadership and supervising a staff preferred. -Strong understanding of federal, state, and local fair housing laws and provisions. -A valid driver's license may be required. -Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property. -Experience using Yardi or other related property management accounting software -High school diploma or equivalent required.
