Tasks
-Provide leadership and business judgment on all financial and profitability aspects of Preconstruction Team. Informs preconstruction staff of project requirements and owner directives and develop plan to meet stated goals. Responsible for the audit-trail with adequate documentation for all communication and estimates presented to clients. -Reviews & approves project clarifications and bid assumptions for submission to Owner. Bid Captain/ Pursuit Lead – This role oversees and ensures that this is happening in allotted time frame. -Composes and issues project-related correspondence to architects, consultants, the client and the project team. -Participate in the hiring process and build high performing teams, through mentoring and coaching, training and development and helping others identify opportunities for new and challenging experiences. Hires, manages, and directs the career development of direct reports. -Coordinates with business development staff to ensure that prepared proposals accurately reflect the preconstruction process. -Plan and lead the preconstruction strategy meeting on the approach to the project or estimate. Ensure that potential risk factors have been evaluated and reviewed with senior management (i.e. Peer Review, if required, contract bond authorization, contract review, insurance review, etc.). -Participates in formal business development presentations to demonstrate the value of preconstruction services to potential clients. Builds effective relationships with customers, design team, subcontractors, suppliers, and user groups that reflect and support company core values. -Investigates local market conditions and their effect on costs and schedule. -Initiate and maintain liaison with client and A/E contacts to facilitate successful preconstruction process. This includes attending client-initiated meetings and ceremonial events. Identify new work opportunities and inform Business Development of potential projects with current clients. -Develops implements and maintains purchasing systems and processes to assist project teams in ensuring our subcontractors/supplies understand them; prioritizes and expedites procurement in accordance with the project schedule; and, produces complete and accurate scopes with qualified subcontractors. -Participate extensively in the business development process by acquiring and defining projects. Prepares budgets that will achieve profitability objectives while considering project-specific challenges. Maintain the Preconstruction Departments cost reports, ledgers, time and budgets. Manages functions of Preconstruction staff in interpreting project documents to prepare clear, complete and competitive estimates, general conditions, and bid packages. -Oversee projects at a high level from beginning until the project executive is assigned and takes the lead including budget, resourcing, costs, unexpected events, general performance, and overall progress against plan. -Develops implements and manages systems and processes for conceptual estimating that provide complete and dependable budgets; sound constructability and value engineering options; and competitive estimates from qualified subcontractors. -Lead client and project pursuit efforts; estimating/budgeting processes for competitive proposals. -Manage and enhance client, owner, architect, and subcontractor relationships from a business development standpoint through personal networks, previous client relationships and community involvement to secure future work. Active involvement in the community and industry; active participant on committee or boards in relevant industry associations. -Acts as Preconstruction liaison for the Operation team during the preconstruction and construction phase. -Preside over turnover meeting between preconstruction and operation teams after project award. Ensure that the day-to-day operations of projects are transitioned effectively to Project Managers and Superintendents from Preconstruction when work commences in the field. -Work with leadership and their support staff to select subcontractor partners and assign preconstruction, project management, and field staff to assemble the most qualified preconstruction teams. Participates in identifying qualified subcontractors, along with establishing and maintaining bid solicitation lists.

What You Bring
-Advanced knowledge of principles and practices of budgeting, accounting and procurement in order to manage construction projects -Valid Driver's License Required -7-10 years of extensive project management experience in large, complex facility construction and on-site experience in the management of new construction and the renovation of existing assets. -Thorough understanding of the A/E/C industry terminology and procedures -Proficient in MS Office, Estimating and scheduling software (Procore, Building Connected, Suretrak, Project, P6, Plan Grid, Revit, VICO, or equivalent)
