Overview

Execute planned/reactive maintenance, supervise staff and manage building systems during shift.

Tasks

-To be responsible for the buildings operational assets and systems whilst on shift -Staff supervision including sub-contractors and specialist providers. -To assist and support the Building services supervisor in all functions, to ensure HSE, statutory and contractual compliance -Interaction with JLL support staff, providing information as required -Drive For Excellence – manages activities to ensure high standards are achieved in all areas -Operate JLL QA and HSE policy and procedures -To issue permit to work for all specialist vendors and carryout appropriate isolations via LOTO -To deputise as BSS support as required. -Maintain clear and legible records as required. -To undertake all aspects of Planned Preventative Maintenance (PPM), Reactive Maintenance, small projects and Help Desk Calls in accordance with both client and JLL requirements -To complete HV training ( tbc ) and switch HV and LV supplies as required -Interface with Client Representative, and Service providers -Health, Safety Environmental – effectively manages HSE aspects within the business, ensuring compliance and welfare of team members -All aspects of Planned Preventative Maintenance (PPM), Reactive Maintenance, and Help Desk Calls managed and completed whilst on shift. -Provide written incident reports as required. -Providing Direction – creates a clear understanding of what needs to be achieved and provides the necessary guidance -Switching of HV and LV supplies as required -Teamwork – manages the team to maximise their contributions and effectiveness, influencing personal commitments -To manage and monitor the building operational functions -All staff are required to fulfil their legal duty to take reasonable care for the health and safety of themselves and others, who may be affected by their acts and omissions, and to follow all guidance and instructions given in this respect. What You Bring

-HV Approved -BTEC ONC Electrical/Mechanical Engineering or Building Services or recognised equivalent -Ability to interpret technical information and work with the team to provide solutions to technical / complex issues -Communication – communicates clearly and concisely, impressing others and ensuring understanding of all relevant information in all circumstances -Attention to detail -Excellent leadership qualities -A good working knowledge of BMS, and critical assets and systems i.e. UPS, Emergency Generation, Electrical and Mechanical distribution, Air conditioning -18th Edition Institute of Electrical Engineers (I.E.E) Registration or recognised equivalent. -Ability to build positive working relationships, both internal and external -Excellent organiser -City & Guilds Parts 1 and 2 (Electrical Installation 2360) or recognised equivalent; or -Experience gained within a critical maintenance environment -Ability to produce consistent results of the highest standards under pressure -Be proactive with regard to preventative maintenance and extra works. -Experience in a supervisory role -Customer Awareness – effectively manages relationships in the supply chain, responsive to the needs of the customer, aims to deliver customer satisfaction -Excellent communication skills
