The Role

Overview

Supervise maintenance staff and ensure property upkeep at two apartment complexes.

Tasks

-Train and supervise maintenance personnel in the use of equipment and chemicals. -Ensure lawns are mowed and trimmed and entryways, walkways and driveways are blown and free of debris. -Paint and clean as needed to ensure timely unit turnover. -Ensure equipment is serviced on a regular basis to maintain safe operations. -Supervise the property maintenance department and contracted employees working on-site. -Responsible for purchasing within budget parameters. -Maintain grounds, work and storage areas and dumpster areas on a daily basis to ensure curb appeal up to company standards. -Maintain and enforce all company policies and procedures as established in the Operations Manual.

What You Bring

-2+ years’ experience in a maintenance supervisory position, including the oversight and management of employees preferred. -Proficient in Microsoft Office applications, including Excel, Word, and Outlook. -CPO certification preferred. -Must be able to clean units as needed. -HVAC certification preferred. -Fluent in English, with strong reading, speaking, and writing skills. -Prior experience with Capital Improvements preferred. -Experience providing great customer service to residents and/or customers is required. -Proficient in effective communication and teamwork. -Ability to assess and perform preventative maintenance and safety hazards on an ongoing basis. -Must have experience in tracking and maintaining inventory. -Must be able to be on-call for emergencies or snow removal. -4+ years’ experience in multifamily and/or hotel maintenance required in the last 10 years. -Must be well-versed in the unit turn process from start to finish. -Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to start date. -Driver's license is required. -Demonstrates exceptional attention to detail and organizational abilities. -Must be able to provide your own basic hand tools – the Company will provide power tools. -Must be able to exemplify and exercise discretion and sound independent judgment to evaluate quality of work. -Must be well-versed in maintaining budget and ordering procedures. -On-Site Requirement: This position requires physical presence at your job location during the scheduled hours. Please note that we are unable to consider current residents of the property for this position. -High school diploma or GED required.

Benefits
