Tasks

The leasing consultant is responsible for the leasing, marketing and maintaining positive resident relations of multi-family residential apartments. -Type lease and complete appropriate paperwork and input information on Yardi System accurately and on a timely basis. Review with the Community Manager prior to obtaining signatures -Files own guest cards and maintain according to established procedures -Immediately record all telephone and in-person visits on appropriate reports -Follow up with applicant regarding status -Accept rental payments and give immediately to Assistant Community Manager -Conduct market surveys and shop competitive communities. -Assist in monitoring renewals. Distribute and follow-up on renewal notices -Maintain current resident files -Represent the company in a professional manner at all the times -Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.) -Distribute newsletters, pamphlets, flyers, etc -Inspect models and available “market ready”, communicate related service needs to Property Manager -Secure new resident’s signature(s) on appropriate paperwork prior to move-in. Orient new residents to community -Maintain open communication with Property Manager and Maintenance Supervisor -Assist in planning resident functions. Attend functions and participate as host for any functions as directed by the Community Manager. -Monitor advertising effectiveness. Gather information about market competition in the area and file -Contribute to cleanliness and curb appeal of the community on continuing basis -Maintain and record daily inspections for the community -Demonstrate community and apartment/model and apply product knowledge to clients needs by communicating the features and benefits; close the sale -Assist management team with other various tasks as required -Ensure apartment is ready for resident to move-in on agreed date -Distribute all company or community-issued notices -Maintain accurate monthly commission records on leases and renewals for bonus purposes -Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis -Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc -Participate in outreach marketing activities on a regular basis to obtain prospective residents -Advise residents of referral concessions (if permitted) -Receive all telephone calls and in-person visits. Listen to resident requests, concerns and comments -Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. -Quickly complete maintenance Service Request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters -Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect’s needs

What You Bring

-Ability to work a flexible schedule including evenings and weekends -Proficient in MS Office Suite, additional property management software (Yardi/One Site) highly desired -High level of professionalism in both manner and dress -Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements -Demonstrated ability to read, write, and communicate effectively and complete legal documents, sell and explain apartment features, and answer resident questions. -Bachelor’s Degree or a minimum of two years leasing experience with multi-family properties is preferred but not required. -Accuracy in work product. -Ability to provide exceptional customer service to address the needs of current and future residents in a friendly and professional manner

The start of the salary range is typically associated with the minimum experience required. The role is considered non-exempt so will be eligible for overtime pay in accordance with federal and state law. At SKR, base pay is one part of the total compensation package. This role will be eligible to participate in SKR's variable compensation program (e.g. commission). The anticipated base pay range for the position in Los Angeles, California is $21.60 - $26.40 per hour. Company paid life & disability insurance
