Tasks

-The Senior Building Services Manager Manager will report to the Project Director on functional matters and will produce, design reviews, method and time related information required for tenders, management of construction, completion and post construction obligations. -Required at times to assist other team members with tender submissions, pre-construction activities. -Chair M & E design, construction and completion meetings as necessary. -Assist with developing commissioning strategy, program and close liaison with commissioning managers and technical authors in the setting to work of the systems and preparation of the O&M manuals and technical documentation for the end user. -Coordination with client’s representatives, design consultants and subcontractors. -Attend factory inspections and off-site factory acceptance testing of software systems as required. -Communicate and cooperate with subcontractors, consultants, client and client team, and other associated stakeholders. -Monitoring and management of the design within the framework of a design and construct contract. -Review with consultant all subcontractor technical submissions, functional design descriptions, samples, quality bench marking, mock up, etc before submission to client. -Review design to ensure delivery is in compliance with the Employers Requirements. -Review all tender submissions to ensure no scope gaps with offers received. -Hold and attend progress meeting with project & supply chain teams. -Manage, coordinate, review and comment on all completion activities such as; commissioning, operating & maintenance manuals, sustainability and requirements of Building Information Management systems -Produce design scope of works as necessary to obtain consultant fee proposals. -Management and implementation of the design required to be installed subcontractor’s through the construction phase. -Conduct onsite inspections for workmanship, compliance and safety in relation to Employers and regulatory requirements -Liaison with commercial managers to ensure cost control -Responsible for communicating lessons learned to the projects & wider business -Development of employees and manage talent within Construction business. -Ensure appropriate and talented resources are available by recruiting both externally & internally -Mentoring of junior staff -Preparation and submission of M & E monthly progress reports. -Assist with successful handover to the client and all post completion soft landing requirements. -Produce scope of works for M & E subcontractor tendering. -Review design, procurement, construction and commissioning programs. -Maintain close liaison with our onsite construction team ensuring the delivery and monitoring of the works by the sub-contractor and their specialists. -Responsible to manage and lead Bovis Mechanical and Electrical (M & E) team or major trade packages on site. -Chair Subcontractors progress meetings and minute such meetings, reporting on site progress, programme, commercial and technical issues. -Regularly walk the construction sites to review Health & Safety compliance, progress and quality of installation. -Review design and installation drawings to ensure delivery is in compliance to Regulatory requirements -Manage and maintain relationships with both internal and external stakeholders, e.g. client, design team, supply chain, local authorities/communities & project team. -Will assist commercial team with value engineering opportunities, variations and disputes.

What You Bring

-Educated to degree level or equivalent. Recognized disciplines include; Civil engineering, Architecture, Quantity Surveying or similar building related studies. -Professional memberships; CIOB, RICS, CIBSE or similar affiliation -Motivational and proactive. -Skill in managing disputes and finding solutions. -Commercial and financial understanding in the above context – ability to contribute to value engineering as part of the design process -Experience of User group interface and stakeholder engagement -Experience in delivering NABERS, SMART, BREEAM OUTSTANDING commercial-spec office buildings. -Knowledge of design principles and experience in project delivery -Back ground in design, construction & delivery process including design management experience with a main contractor on projects above £30m in value -Understand building services including design principles, construction techniques, commissioning and handover requirements. -Established skills and traits in managing people to get the best out of them. -Minimum experience approximately 15 years in construction, including a sound knowledge of Construction methodology, process and sequence -Preferably qualified with a degree in building services, or mechanical or electrical engineering, will consider relevant HNC or HND qualifications. -Understand health & safety rules and regulations, CDM and including company policies
