Perform maintenance for flexible‑stay apartments, handling repairs, make‑readies, emergencies, snow.

Tasks

-Snow Removal - responsible for ensuring community is always clear and accessible during snow falls -Complete suite make-readies utilizing AVE Maintenance Technician checklist in a timely fashion. This includes but not limited to painting, caulking, carpet shampooing carpet, furniture placement, cord coordination, etc. -Maintenance Coverage after hours - Maintenance Technicians schedule/execute on call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours -Inventory Control - communicate to Maintenance Manager when supplies are needed -Treat all guests with courtesy, respond to guests needs in a timely manner, document requests when needed and report to Maintenance Manager -Perform various maintenance functions including but not limited to: painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc. -Communicates all necessary maintenance related issues to the Maintenance Manager on a daily basis -Maintain, clean and organize garbage enclosures, dumpsters and/or garage compacter rooms, including deodorizing and power washing as needed or directed by Maintenance Manager -Follow AVE standard operating processes and procedures -Maintains communication with all AVE Team members and management regarding the completion of daily services and any additional assistance required to carry out duties and responsibilities -Assist with the organization and cleanliness of maintenance shop, remove garbage daily -Service Requests - complete residents service requests in within 24-hour period -May push loaded carts on carpeted surface -Community Emergencies - Maintenance Technicians are responsible for emergencies that may arise outside of normal business hours. e. flood, fire, power loss, etc.

What You Bring

-Understands the importance of brand standards and has mindset to exceed expectation -Must have reliable source of transportation for required on-call rotation and community emergencies that may occur outside of normal business hours -Team player mentality -Lift up to 50 lbs., bending, stretching -Minimum of two to three years of maintenance, construction, or related experience, i.e. plumbing, electric, carpentry, appliance repairs, etc. -HVAC certified is a plus (we will sponsor certification if not already certified) -Standing and walking for long periods of time -Consistently maintains a professional, courteous attitude when dealing with coworkers at all times
