

Vertically integrated property manager operating and renovating multifamily housing across the U.S.
Act as a resource for site teams, providing guidance on delinquency best practices and assisting with escalated resident issues.
Build and scale a centralized AR/delinquency team over time.
Produce regular reporting for leadership on delinquency trends, collection rates, legal case volume, payment plan success rates, and bad debt trends.
This is a highly collaborative and hands on role for a process minded leader who thrives on creating structure from the ground up. The Resident Collections Manager will serve as the primary point to craft and refine the collections strategy, contact for delinquency related escalations and eventually build and manage a small team of Resident Collection specialists as the department grows.
Build clear workflows, communication templates, and tools to ensure consistency and compliance across all properties.
Partner with Regional and Property Managers to ensure alignment on policy execution.
Design and implement a centralized delinquency process from first late payment through legal filings.
Collaborate with site teams to ensure smooth handoff of responsibilities for physical tasks such as posting notices, court attendance, skip checks, etc.
Partner with attorneys and site teams to Ensure compliance with state, county, and lease requirements for late fees, notices, and legal filings.
The Resident Collections Manager will be responsible for building and leading AION’s centralized delinquency and rent collection function. This team member will design, implement, and oversee standardized delinquency processes, timely collections, and compliance with state requirements
Oversee the use of centralized communication tools to manage resident outreach.
Monitor delinquency trends and take proactive measures to reduce delinquency rates and improve on-time payments.
Strong understanding of lease compliance, state-specific delinquency requirements, and fair housing considerations.
Experience in collections highly preferred
Demonstrated success managing delinquency, collections, and legal processes across multiple properties.
Proven ability to create and implement standard operating procedures (SOPs).
5+ years of experience in property management operations
Experience with OneSite or similar property management software.
Excellent communication, documentation, and organizational skills.
Intermediate to advanced Excel and reporting skills.
Experience leading or assisting in building centralized operations teams (preferred).
