Tasks

-Manage effectiveness of mini model items, placement, and presentation -Complete tasks in a safe and efficient manner -Prompt, regular attendance; wear company dress code/uniform & maintain professional appearance at all times -Follow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal laws -Provide supervision, direction and structure to your team in the absence of the Community Director, or Supervisor -Maintain in depth knowledge of the community, residents, and competitor properties at all times -Timely and respectful communication with applicants upon receiving results -Effectively coordinate daily activities of the leasing team through the management of People, Product, Price and Promotion -Tour prospective residents with energy and enthusiasm the Weidner way -Complete market analysis and shop competitive properties at least monthly; Implement marketing and leasing strategies daily -Manage and negotiate all lease renewals in a timely manager and promote resident retention -Design and implement a plan to improve conversion ratios for all leasing associates -Meet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategy -Assist with monthly financial performance reports with onsite teams; Support strategy for meeting budget, revenue management, and expense control -Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards -Review and process all applications immediately upon receipt -Oversee and manage selection of marketing tour path, target viewing apartments; Ensure rent ready apartments, model homes and community amenities are impeccable -Promote successful leasing by facilitating the application process at the end of the tour -Assist with lease renewals in a timely manner and promote resident retention -Assist with all resident, financial, analytic and reporting functions for the community -Answer incoming calls, convert phone calls into walk in traffic, set viewing appointments; Ensure all leasing traffic is recorded and input daily -Exercise discretion and independent judgment in the daily marketing and advertising functions of the community to enhance performance -Manage the timely responses of resident and prospective resident calls and emails; Monitor and verify traffic in queue is responded to daily

What You Bring

-Yardi and Paycom experience preferred; Willing and able to learn new software programs -Must agree to a criminal background check and sign an agreement for voluntary drug testing -Ability to work outside of normal scheduled hours as needed -Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook) -Willing and able to be assigned to other Weidner properties as needed -Prior management experience preferred -Follow Weidner Move-In Experience with all approved applicants -Work effectively and cooperatively in a team environment and/or independently -Working knowledge of English; detail oriented, well organized -Able to give professional directions clearly in person, over the phone, email, and text -Must have access to personal vehicle and/or reliable transportation, at all times -3+ years of leasing experience with outstanding customer service skills -Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis -Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
