Tasks
The Project Manager will expand our services in the Mission Critical market. As a Project Manager, you are the leader of multiple simultaneous projects and are accountable for every aspect of a project’s success throughout the project lifecycle. Relationships are the core of your work. You serve as the trusted advisor and liaison for our clients, providing hospitality at every step of the process. Project Managers lead the project team and work closely with designers, trade partners, Project Coordinators, and Superintendents. You manage the project budget, drive the schedule, and adapt to change. You motivate the team to deliver excellent quality work that is on time and exceeds the client’s expectations, and your core values represent the ethos of Gardner Builders. -Successfully close out projects: oversee punch list process, implement project closeout checklist, ensure completion of all trades, submit final billings -Manage all financial aspects of the project: bidding, estimating, change orders, pay applications, trade partner and material invoices -Completion of Estimates -Participate in proposal presentations, representing Gardner’s vision, mission, and experience -Maintain consistent and effective communication with all team members and trade partners, including leading weekly project meetings and procurement meetings -Lead the project team through all construction projects -Devise and execute owner contracts and subcontracts according to project scope -Quickly and professionally resolve all issues that may arise with the project on the job site or in the office, assuming responsibility and mobilizing appropriate parties -Strategize plans for future market focus growth and execute goals -Generate project leads through ongoing professional relationships with owner and design communities -Generate, monitor, and update project timeline; identify deliverables and task owners

What You Bring
Our process includes at least 3 conversations (phone and in person at our office). Drug screen and background check required. -Basic understanding of general contracting and the life cycle of a project -Understanding of Mission Critical HVAC System components. -Proficiency in spreadsheets, project scheduling applications, Microsoft Office, and Apple devices -Motivated and self-directed mindset with the ability to anticipate needs, proactively find solutions, and adapt to changing priorities -Ability to manage several tasks at once and exercise independent judgment related to the daily administration of projects -Ability to effectively present information in oral, written, and graphic form -Bachelor’s degree with major coursework in engineering management, electrical or mechanical engineering. -If you are willing to travel outside of the Twin Cities metro area, please describe your expectations -Understanding of Mission Critical Electrical Systems components -ASHRAE Standards -Last Planner System (LPS) -Minimum 5 years of experience as a project manager position, general contracting experience preferred -Procore Project Management Software -Demonstrated experience on Mission Critical work, including Data Centers.
