Assist supervisor in maintenance, oversee staff, repairs, inspections, and safety.

Tasks
-Moves appliances, with assistance, using appliance Dolly. -Works on-call, overtime, weekends, holiday, and evening work as required. -Supervises proper levels of inventory, as needed with approval. -The employee is occasionally required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance and stoop, kneel, crouch, or crawl. -Performs carpentry work, welding, painting, and plumbing duties as required. -Implementing, and supervising Safety training programs -Makes general appliance repairs, carpet repairs, A/C repairs and electrical repairs. -Lead and/or participates in an ongoing community preventive maintenance program. -Assist with contractors and become knowledgeable of competitive pricing of supplies. -Installs appliance and electrical fixtures as required. -Reports any maintenance problems and ensure repairs are correctly completed in a timely manner. -Responds to emergency calls thru the on-call monitoring service per policy. -Tasks are regularly performed with potential expose to adverse environmental conditions such as strong odors, fumes, dust, wetness, humidity, machinery, vibrations, temperature and moist extremes, disease, pathogenic substances, and toxic/poisonous agents. -Tracking, monitoring, and following up on resident work orders in ResMan to ensure requests are completed within 24 hours. -Supervising maintenance staff and ensure all areas of the community are maintained. -Apartment inspections and walk through check list on all vacant units. -While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk and sit.

What You Bring
-Must have your own basic tools – drill, flashlight, screwdriver, hammer, tool set/sockets, etc. -Must have average written and oral communication skills in English. -Valid driver’s license and reliable transportation -Must be able to lead and mentor the maintenance staff by assisting with skill development and knowledge. -3 years related experience or training; or equivalent combination of education and experience. -General knowledge of building codes and laws applicable to the community (i.e., HVAC, electrical, plumbing, swimming pools) -Have a HVAC or EPA certification. -High School diploma or GED. -High school diploma or equivalent to -Leadership skills -Must be able to direct, motivate, train, and develop subordinates. -Minimum of 3 years of experience in Apartment Community maintenance -EPA Certification. -MUST have experience working with distressed or aged properties. -Tasks involve the ability to exert heavy physical effort and heavy work, including climbing, balancing, stooping, kneeling, crouching, and crawling and lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials weighing 20 to 50 pounds; may occasionally involve heavier objects and materials weighing up to 100 pounds. -HVAC Certification. -Maintains courteous and helpful demeanor with resident, prospective residents, co-workers, vendors, etc.
