  • Coordinate and manage site prelims and ensure efficient delivery of materials and plant to support progress.
  • Ensure full compliance with health and safety legislation, policies, and site-specific risk assessments and method statements.
  • Manage and monitor project finances, working closely with the Contract Surveyor to ensure all costs are tracked, and budgets are adhered to.
  • Ensure the site is never left unattended without appropriate cover and that safety is a priority at all times.
  • Maximise profit by ensuring works are done correctly the first time, controlling costs, and minimizing sub-contractor variations.
  • Manage the project schedule, ensuring all works are delivered on time, within the allocated budget, and according to quality standards.
  • Resolve issues and obstacles quickly, ensuring that the project remains on track and within budget.
  • Oversee and maintain quality control through the implementation of ISO systems and SnagR processes.
  • Maintain a clean, tidy site that complies with corporate standards and meets NHBC and other warranty requirements.
  • Issue instructions in consultation with the Contract Surveyor and ensure accurate material and labour requisitions.
  • Promote and embed a culture of safety on-site, ensuring all workers follow safety protocols.
  • Work collaboratively with other departments and stakeholders to ensure smooth operations across the project.
  • Review issued drawings and ensure compliance with the project specifications.
  • Effective management of site teams and subcontractors, ensuring productivity and morale remain high.
  • Ensure effective communication between internal teams and subcontractors to keep the project on track.
  • Conduct sub-contractor performance reviews and manage the issuing of notices of non-conformance when necessary.
  • Work closely with subcontractors, holding regular meetings to ensure progress is aligned with the short-term programme.
  • Provide mentoring and guidance to trainees and other team members to ensure their professional development.
  • Stop unsafe practices immediately and create a ‘Don’t Walk By’ attitude to improve safety standards.
  • Lead, motivate, and manage the site team, setting clear targets and performance expectations.
  • Proactive management of budgets, ensuring financial controls are in place and costs are monitored.

  • Strong background in site management, with a thorough understanding of the construction process.
  • Strong leadership and team management skills with experience mentoring and motivating a diverse team.
  • Ability to prepare site-specific risk assessments and method statements.
  • HND/Degree level qualification or equivalent in a relevant field.
  • Project is delivered safely with no health and safety breaches.
  • CSCS, Scaffold Inspection, Fire Safety, and TWC certifications required.
  • Knowledge of multi-phase, mixed-use projects and a broad understanding of all construction trades.
  • Previous experience managing subcontractors and working closely with contract surveyors.
  • Clear and accurate reporting on project progress, addressing any delays or issues promptly.
  • Excellent communication, organisational, and planning skills.
  • The project is completed within the agreed timeframe and to the highest quality standards.
  • Proven experience in delivering projects up to £5m from inception to completion.
  • Excellent financial awareness and ability to manage budgets effectively.
