Tasks

-Utilize maintenance management systems to complete preventive maintenance and annual inspection -Report major repairs and needs to maintenance supervisor and property manager. -Schedule and perform routine preventive maintenance. -Inspect and help coordinate all make-ready repairs and services. -Respond to resident work orders with a customer-first attitude. -Take pride in the apartment community; visually inspect and address areas of concern, keep the community clean, and make note of service needs. -Utilize maintenance management systems on computers and iPads to complete work orders. -Diagnose faults, carry out preventative maintenance, and weekly/monthly inspections. -Participate in on-call rotation for after-hours emergencies. -Keep the Maintenance Shop stocked, organized, and clean. -Perform routine work orders at the community, which may include appliance repair, completing emergency and on-call tickets. -Think safety first and ensure that unsafe conditions are corrected promptly. -Provide outstanding and proven customer service to residents and future residents. -Remove and transfer of appliances, abandoned furniture, and equipment. -Perform repairs and maintenance tasks across plumbing, electrical, HVAC, carpentry, and appliances. -Help your team anticipate problems that residents might have before they even occur. -Ensure resident service requests are completed promptly and apartments are market-ready. -Be mindful of the condition of the community and initiate action to correct unsafe conditions, i.e., broken gates, broken steps, broken/burned-out exterior lights. -Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

What You Bring

-Skill in the safe use and maintenance of hand and power tools. -Must be able to walk the property, which includes climbing stairs. -High School diploma or equivalent. -Knowledgeable of pertinent laws including EPA and OSHA regulations. -Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies. -Travel up to 10% or rarely. -Have a steady hand, good eyesight, and dexterity when using hand tools, and machinery. -Advanced knowledge in HVAC. HVAC certification preferred. -Proficient and comfortable using computers and various software programs. -Sharp professional appearance. -General knowledge of all things pertaining to property maintenance. -Willingness to work a flexible work week, including weekends, holidays, overtime, and on-call hours. -May be required to lift to 50 pounds without assistance. -Certified Pool Operator, Universal Freon License, including R410A preferable. -Able to multitask and meet deadlines. -You must have a valid driving license.
