Tasks

-Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases and reporting systems are accurate and up to date -Assisting with posting of all charges to resident and non-current resident accounts; to also include bill back of utilities where applicable -Maintain a positive and professional working relationship with peers, management, and support resources, with a constant commitment to teamwork and exemplary customer service -Ensure effectiveness and development of staff through ongoing training, coaching, counseling, and guidance -While performing the duties of this job, the team member is required to stand; walk; sit; use hands to finger, handle or feel objects, tools or controls; reach with hands and arms; climb stairs; balance; stoop, kneel, crouch or crawl; lift or move up to 25 pounds, and speak clearly and hear well. -Overseeing Assistant Manager for daily processing and reconciling of all account receivables -Know and call team members and residents by name -Oversite with team member in walking units and posting all move-out charges, statements and security deposit refunds -Understand, engage and lead team member participation in required trainings and processes aligned to specific roles and any required trainings within the defined timelines -Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact and filing evictions -Responsible for the management and associated follow-up actions of feedback provided through the J Turner survey program -Develop and implement resident retention programs (i.e. resident functions, special promotions, monthly newsletter, etc.) -Responsible for overseeing and managing the overall financial property budget in order to meet budgeted revenues, expenses, and net operating income -The job duties require periodic work outdoors in a variety of weather conditions including cold temperatures, rain, wind, and other weather conditions customary to the location. -Attend required company meetings and training and participate in constructive discussion -Ensuring compliance with all Fair Housing and EPA laws and regulations as well as government programs -Maintain accurate and organized records; auditing resident files to ensure accurate records -Deal with resident complaints, concerns, and requests to ensure resident satisfaction -Participate and maintain active membership in community initiatives and organizations -Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff -Conduct self in the presence of customers and community so as to present a professional image of the company -Ensure maintenance work orders are done accurately, safely and in a timely manner -Create and implement a specific property marketing strategy that drives a pipeline of new residents, supports the facilities brand marketing strategy at the property level and increases resident retention put in place by annual marketing plan -Responsible for all end of the month closing procedures and reporting -Responsible for overall cleanliness and safety of property interiors and exteriors -Promote harmony and quality job performance of staff through support and effective leadership -Follow all safety rules and regulations while performing work assignments and adhere to all policies and procedures as specified in company manuals and as directed in the employee handbook -Proactively seek and participate in available company-sponsored training, in an effort to develop and advance knowledge base and skill set -Oversee all vendor contracts and expenses are in line with signed contracts, along with timely processing payments -Responsible for posting all payments and income received accurately, timely and efficiently -Hire, develop, and lead property team members to perform at their best with a focus on transforming the lives of those we serve

What You Bring

-Prior property management experience in multi-family or student leasing environment preferred -Previous leasing/sales or hospitality experience that demonstrates a strong sales aptitude with confidence and drive to close -Ability to operate common office equipment and basic computer skills -Ability to effectively prioritize and execute tasks in a fast-paced environment -Previous experience overseeing financial and/or back-end operations for a team or teams within a service industry business -Strong understanding and experience in managing and analyzing financial statements and budgets -Exceptional communication skills, verbal and written -Ability to multi-task, prioritize responsibilities, manage time, as well as possess an orientation toward details -Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus -Strong analytical, problem-solving, and critical thinking skills -Strong interpersonal and communication skills with the ability to relate and address issues with a diverse group of people -Familiar with federal, state, and jurisdictional laws and regulations concerning multi-family housing, Fair Housing, and team member safety -Four-year degree in business or related subject preferred; or two to four years related experience and/or training; or equivalent combination of education and experience -Be a self-starter; ability to work independently as well as with other personnel and management -Candidate must have valid work authorization and be able to work in the U.S. without company sponsorship. -Must be willing to work extended hours in a demanding and sometimes stressful environment. Evening and weekend work is required at times -Ability to operate, utilize and work with Yardi Voyager and equivalent software
