Tasks
-Follow up on completed maintenance requests to ensure the resident is satisfied -Handle emergency situations in conjunction with the corporate team -Document and address behaviors of residents that violate the law or the community lease agreement -Maintain a clean, professional, and OSHA approved work environment -Ensure confidentiality of resident and company information -Assign tasks, supervise and evaluate vendors -Prepare and submit incident reports -Assign tasks, supervise and evaluate staff -Maintain active and effective communication with residents and parents -Understand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resources -Order necessary supplies and parts within the confines of the budget -Manage maintenance staff including hiring, ongoing training, and developing -Direct the maintenance operations of the property -Organize maintenance staff meetings and any special or emergency meetings -Report time and attendance -Assist the Community Manager with organizing and implementing a successful turn -Make daily inspections of the community -While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. -Be available on weekends and after hours for emergency calls -Evaluate and implement cost cutting strategies -Identify and address safety and security risks -Provide documentation/receipts for all company purchases -Develop a sense of community among the residents and staff -Maintain a positive community environment for both residents and associates and encourage participation in events and activities -Ensure service requests are completed in a timely manner -Implement and maintain a preventative maintenance program -Participate in developing the annual budget and turn budget for the maintenance categories -Assist the Community Manager with the bid process for capital projects and turn contracts
