Overview
Lead preconstruction, manage estimates, schedules, and coordinate project teams.

Tasks
-Create realistic and detailed schedules for all design, approval, estimating and purchasing activities -Responsible for variance reports allows for clear identification of changes to the estimate -Meet client’s needs prior to contract execution -Review and approve all estimates and schedules prepared for assigned, negotiated projects and/or hard bid jobs -Assure that potential risk factors have been evaluated and reviewed with senior management -Produce progress estimates at design milestones, evaluate material and system costs, review document progress and coordination, build and maintain subcontractor and vendor relationships -Assure that a preliminary construction schedule has been developed for each estimate -Provide clear scopes of work to all bidders and Pre-Qualify bidders -Provide advice, liaison, planning, etc. to current and future clients -Prepare and analyze cost models during the Design Development and/or bidding period -Assure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project -Know and use cost control system -Assist in the preparation of studies, materials, methods, recommendations and cost estimates as required -Participate in preparation of proposals for new business and presentations to clients -Provide monthly cost analysis for all active preconstruction assignments and manage the preconstruction department budgets -Assure estimates are complete and reflect all that is required to build the project -Plan and lead the preconstruction strategy meeting on the approach to the project or estimate -Act as document reviewer and advisor for constructability and value analysis -Organize and lead the transition meeting between the project operations team and the preconstruction team -Coordinate, manage, and supervise the work of subordinate preconstruction members and support staff -Establish and maintain relationships with existing and new clients

What You Bring
-Engineering, Construction Management or Architectural degree, or equivalent experience -Drafting and computer skills -Thorough understanding of all project management control systems (scheduling, estimating, cost control, procurement and business development) -Problem-solving ability and strong sense of urgency -Leadership ability -Effective interpersonal skills -Fundamental knowledge of contract law and project accounting -Field construction experience (8-10 years, including supervisory skills)
