Tasks

-Manage effectiveness of mini model items, placement, and presentation -Complete tasks in a safe and efficient manner -Follow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal laws -Follow Weidner Move In Experience with all approved applicants -Maintain in depth knowledge of the community, residents, and competitor properties at all times -Respond to resident and prospective resident calls and emails promptly in the morning -Oversee completion of market analysis and shop competitive properties at least monthly; Implement marketing and leasing strategies daily -Timely and respectful communication with applicants upon receiving results -Tour prospective residents with energy and enthusiasm the Weidner way -Maintain and follow up on traffic in queue -Meet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategy -Effectively coordinate daily activities through the management of People, Product, Price and Promotion -Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards -Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times -Review and process all applications immediately upon receipt -Actively manage lease renewals in a timely manner and develop retention program -Ensure successful leasing by facilitating the application process at the end of the tour -Walk marketing tour path, open target viewing apartments, ensure clean and rent ready apartments, model homes and community amenities -Answer incoming calls, convert phone calls into walk in traffic, set viewing appointments; Ensure all leasing traffic is recorded and input daily -Exercise discretion and independent judgment in the daily marketing and advertising functions of the community to enhance performance -Maintains strong competitive leasing closing ratio -Manage the timely responses of resident and prospective resident calls and emails; Monitor and verify traffic in queue is responded to daily

What You Bring

-Yardi and Paycom experience preferred; Willing and able to learn new software programs -Must agree to a criminal background check and sign an agreement for voluntary drug testing -Ability to work outside of normal scheduled hours as needed -Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook) -Willing and able to be assigned to other Weidner properties as needed -Prior customer service experienced required -Work effectively and cooperatively in a team environment and/or independently -Working knowledge of English; detail oriented, well organized -2+ years of property management experience required -Able to give professional directions clearly in person, over the phone, email, and text -Must have access to personal vehicle and/or reliable transportation, at all times -Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis -Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
