Overview
Assist maintenance supervisor overseeing repairs, vendors, and emergency calls.

Tasks
-Responsible for the completion of all make-ready units. -Be aware of and operate within company safety policies at all times. -Responsible for completing all service requests as assigned. -Responsible for cleaning work area, tools and equipment. -Responsible for supplying all personal tools. -Participates in "on call" rotation and responds to emergency calls as needed. -Adhere to all company policies including but not limited to safety and Fair Housing. -Maintain preventive maintenance schedules for HVAC, pool, fire safety and other systems -Responsible for positive communications with residents, vendors, and co-workers. -Supervise vendors and contractors; verify completion and quality of work before approval -Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company -Serve as the main point of contact for after-hours emergencies and on-call support -Step in for the maintenance supervisor during their absence to ensure continuity of operations -Escalate unresolved service issues to the Maintenance Supervisor.

What You Bring
-Certified Pool Operator (CPO) preferred. -Depending on the property, a valid driver's license and automobile insurance may be required. -Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders. -Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred. -Strong constant finger and hand dexterity with ability to grasp/turn, touch, feel, and reach. -Proficient in use of computers and online applications. -Work in a variety of conditions, including both indoors and outdoors; frequently exposed to outside weather conditions. -Proficient in the following areas: plumbing, HVAC, electrical and appliance repair. -Strong sensory skills such as good eyesight, good hearing; ability to comprehend and speak. -Three years of experience in apartment maintenance preferred. -Frequently lift and/or move up to 50 lbs; Occasionally lift and/or move 50 lbs or more. -HVAC experience with certification (Type 1 & 2 or Universal).
