Tasks

-Prioritize and address service requests and repairs in a timely and accurate manner -Help secure competitive bids for major expenses -Maintain the physical condition of the property in accordance with safety and operational standards -Oversee maintenance operations, ensuring vacant units are made rent-ready within 7 calendar days. Perform turnkey work as needed and inspect all make-readies prior to move-ins to ensure property standards are met -Perform on-call emergency services as needed, in rotation with the Maintenance Team -Run a preventative maintenance program to minimize emergency repairs -Collaborate with the Property Manager to schedule staff and ensure tasks are completed on time and within budget -Address resident requests and work orders promptly, including HVAC, plumbing, and electrical issues -Assist maintenance technicians as required

-Experience in building maintenance is (multi-family experience is a plus) -Trustworthy, dependable, and have positive references -Ability to work in all weather conditions (heat, rain, snow, etc.) -Minimum of 5 years of experience in property management maintenance, building maintenance, or a related trade -Professional demeanor when interacting with coworkers, residents, and the public -Availability for night and weekend on-call rotations -HVAC certification required -Strong diagnostic and troubleshooting skills in HVAC, plumbing, electrical, etc
