The Role

Overview

Perform repairs, troubleshoot, and conduct preventive maintenance for residential properties.

Tasks

-Responds to on-call emergencies on weekends, evenings, and holidays—resolves as circumstances warrant -Patrols property daily to identify areas in need of cleaning and completes required work—remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas -Restores vacated apartments to move-in condition for new residents -Performs repairs, troubleshoots mechanical systems, and completes preventative maintenance -Removes snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces -Completes janitorial requirements in accordance with the janitorial schedule -Walks the grounds and common areas daily; removes litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces -Conducts maintenance-related inspections, including building and alarm systems

What You Bring

-High school diploma or GED required -Willing to travel up to 10-20% of the time -Minimum of two years of maintenance or construction experience -Proficiency in performing plumbing, electric and machinery repair -Willing to assist with other properties within the portfolio and surrounding portfolios as needed -HVAC certification preferred -Advanced troubleshooting and problem-solving skills -Knowledge of OSHA rules and regulations is preferred -EPA certification preferred -Ability to follow direction and work independently -Requires the ability to read, speak and comprehend the English language -ANSI approved steel-toe shoes/composite -One year of introductory supervisory experience and above average motivation preferred -Ability to work in a fast-paced, action-oriented environment -Must have a valid Driver’s License -Must have reliable transportation -One year of experience as a full-charge residential maintenance technician is preferred -Must have hand tools -Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays
