Maintenance Supervisor

Overview

Lead maintenance team, oversee repairs, inspections, and resident requests for a 247‑unit community.

Tasks

-Responsible for monitoring shop inventory to ensure productivity. -Perform on-call emergency service as required. -Ensure that all market-ready apartments are prepared for move-in. -Confirms with Property Manager that contractors have completed insurance requirements before performing work. -Performs various preventative maintenance functions and records findings in maintenance logs and/or property management software system. -Complete regular community inspections. -Coordinate and complete resident work orders within 24 hours. -Works with Property Manager maintaining and monitoring Budget Control Log. -Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units, -Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep and repairs. -Complete supply orders in accordance with the annual operating budget.

What You Bring

-Understands and complies with Fair Housing Laws and Standards. -Previous experience with preventative maintenance, vendor relations, and organizing work orders -High School diploma, or GED equivalency, and minimum of 2-4 years direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community. -Thorough understanding of electrical, plumbing, and HVAC systems. -CPO Certification is a plus, and experience maintaining pools is required. -EPA I or II, Universal or HVAC certified is required. -Experience with Onesite, Yardi, or other property management software is a plus.
