The Role
Overview
Manage commercial, financial and contractual aspects of construction projects in Saudi Arabia.

Tasks
-Monitor project costs, analyze variances, and implement corrective actions when necessary -Identify and pursue additional service opportunities with existing clients -Act as the primary commercial point of contact for clients -Manage change orders, variations, and claims processes -Negotiate favorable commercial terms and conditions -Foster collaboration between commercial, technical, and operational functions -Coordinate with project managers and technical teams -Provide regular updates on project financial performance -Evaluate and select contractors, suppliers, and consultants -Assess and mitigate contractual and commercial risks -Develop and manage project budgets, cash flows, and financial forecasts -Identify, analyze, and mitigate commercial and contractual risks -Implement risk management strategies and contingency plans -Prepare monthly financial reports and present to stakeholders and senior management -Ensure compliance with local regulations and internal policies -Review, negotiate, and manage contracts with clients, consultants, and contractors -Lead and mentor commercial team members -Develop and implement procurement strategies aligned with project objectives

What You Bring
-Familiarity with BIM and digital construction technologies -Effective written and verbal communication in English (Arabic language skills highly desirable) -Proficiency in construction cost planning and estimation -Experience in mixed-use developments, commercial, or hospitality projects -Excellent communication skills in both Arabic and English. -Professional certification such as PMP, RICS, or equivalent qualification -Previous work experience in Saudi Arabia or GCC countries -Excellent negotiation and conflict resolution abilities -Soft Skills -Understanding of local business practices and market conditions -Minimum 8-10 years of relevant commercial experience in construction or real estate development -Leadership qualities and ability to work in multicultural environments -Regional Experience -Strong analytical and problem-solving skills -Bachelor's degree in Construction Management, Quantity Surveying, Engineering, or related field -Technical Knowledge -Knowledge of Saudi Vision 2030 and related development initiatives -Strong understanding of construction contracts, particularly FIDIC forms -Experience with project management and financial software -Industry Knowledge -Understanding of sustainable building practices and certifications -Knowledge of Saudi building codes and regulations
