Tasks

-Clean out vacated apartments. -Assist the Groundskeeper with service requests as needed. -Responds to issues outside of normal work schedule when required. -Address issues with landscaping and snow/ice removal. -Utilizes hand tools and power tools to participate in upkeep. -Maintain cleanliness of property by maintaining and repairing issues across parking lot, buildings, and all common areas. -Follows all company policies and procedures. -Operating computers and other technological devices to access email, and company-utilized software. -Picks up debris and removes other objects from the property. -Maintains the physical condition of the property. -Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all. -Meet task deadlines as assigned -Frequently sit, stand and walk.

What You Bring

-Required: Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment. -Occasionally lift and/or move up to 75 pounds. -Regularly required to talk or hear. -Frequently required to use hands or fingers to handle or feel objects, tools or controls. -CPO (Certified Pool Operator): Beneficial for roles involving pool and spa maintenance; includes training in water quality, safety, and mechanical systems. -Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently. -Plumbing or Electrical Licenses: Depending on state requirements, licenses or certifications in plumbing or electrical work are advantageous and support a broader range of maintenance capabilities. -OSHA 10 or OSHA 30 Certification: Demonstrates general workplace safety knowledge, particularly valuable in construction and technical environments. -Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is required. -HVAC Certification: May include certifications such as HVAC Excellence or equivalent that validate HVAC-specific technical skills. -Travel up to 10% of the time. -Professional and timely responses to all work orders. -EPA Section 608 Certification (HVAC): Required for technicians handling refrigerants in HVAC systems. Ensures compliance with federal environmental regulations. -Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus. -Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents. -Occasionally required to climb or balance, stoop, kneel, crouch or crawl. -Communicate effectively with residents and coworkers even in difficult situations.
