Overview
Oversee property operations, finances, team, and resident satisfaction for multi‑family assets.

Tasks
-Conducts regular property inspections in person and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal -Approves and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed -Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, completing financial bank deposits, and preparing and reviewing monthly financial status reports -Promotes resident satisfaction and retention by responding to questions, grievances and requests in a timely manner, and taking appropriate action to resolve and address service issues -Organizational Ambassador: Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with the values of the company culture -Oversees lease enforcement policies by completing periodic apartment inspections, following proper notice requirements, following eviction procedures, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease -Project Management: Create and maintain clear and sequenced plans to successfully launch projects -Journey Visionary: Work with on-site team members to prioritize solutions and provide frameworks that will drive journey metrics -Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns -Hires, onboards and trains team members and manages their performance in accordance with company policies, values, and business practices -Ensures the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests. This includes the ability to work in a stressful environment and work peacefully with co-workers and residents -Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information concerning the property’s performance, and responding to owner requests as needed -Community Service: Participate in activities outside the normal course of daily business that will enhance both the Company and your stature in the marketplace. This includes participation in industry related associations and groups to further your own development and the business goals of the company. As real estate professionals, it is important to take pride in the communities in which we do business and to be active in those communities -Supervises and mentors property on-site team by communicating and updating goals through one on one mentoring and team daily huddles -Gathers, analyzes, and interprets current market and economic trends that may impact the property, and implements short-range and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals -Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary
