The Role

Overview

Assist QS with procurement, cost monitoring, and subcontract management on large residential project.

Tasks

-Preparation of reports as required. -Countersigning site instructions. -Monitoring changes so as to continuously identify the status of costs. -Preparing subcontract documentation. -Subcontract tendering. -To establish subcontract sources early in the programme so that they can contribute to the design in terms of value engineering and alternative solutions (early supply chain engagement). -Holding and taking minutes of Subcontract Post-Tender and Pre-Order Meetings. -Producing subcontractor instruction/variation reports. -Agreeing final account with subcontractors. -Sending agreed number of copies of all Contract Drawings and any revised drawings as issued to subcontractors. -Fully completing monthly cost reports for approval. -Raising subcontractor payments and ensuring associated notices and documentation are issued in a timely manner. -Liaising with the technical team and design consultants so as to ensure design concepts and proposals are developed in line with the approved budgets and procurement tracker. -Attending subcontractor progress meetings as required. -Attending Design Team Meetings as required. -Ensure procurement of all subcontract elements of the development are completed in accordance with the company requirements and sustainability objectives. -Preparing scope of works and trade packages. -Forecasting value of design variations. -Liaising with all members of the project team, including but not limited to construction, technical, sales, finance, customer service and estate management colleagues. -Preparing selected tender list for approval.

-Reliable, tolerant, and determined. -Preferably membership of a professional body (CIOB, RICS). -Agreeing variations with subcontractor. -An effective leader, motivator and mentor. -Understanding the approved Budget and package breakdowns. -Credible, and comfortable in dealing with a wide variety of stakeholders. -Flexible and reliable. -Ideally Quantity Surveying or Construction degree level educated with industry experience. -Empathic communicator, able to see things from the other person's point of view.
