Tasks
-Assist the Maintenance Supervisor with maintaining a hazard communications program -Inspect grounds, buildings, and other community features as required to minimize liability concerns -Work with Maintenance Supervisor to ensure that physical condition of the community is maintained according to company operating and safety standards -Ensure adherence to the company's safety and hazard communications programs, policies and procedures -Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs -Maintain preventative maintenance schedule -Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals -Assist residents with the move-in/move-out process as needed -Assist with the scheduling and performance of all maintenance/repair-related turn events -Work with Maintenance Supervisor to adhere to budget guidelines and maintain an effective preventative maintenance program -Work with maintenance team to ensure excellent curb appeal at all times -Assist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levels -Address complaints and resolve issues in a timely and professional fashion -Maintain accurate records and contribute to the general upkeep and cleaning of office, common areas and model -Participate in on-call rotation for emergency service -Comply with all personnel management policies and procedures and maintain an organized, clean and safe work area. -Assist in the daily cleanup of the exterior of the property including grounds, breezeways, and all common areas -Communicate effectively with residents, fellow employees, vendors and supervisors -Ensure all service requests and repairs are completed thoroughly and in a timely manner -Maintain excellent customer service standards

What You Bring
-Must have reliable transportation and be able to accommodate a rotating on-call schedule as required -At least one year maintenance experience, preferably in the apartment industry -Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment -Ability to work a varied schedule including weekends and holidays as required -Technical certifications available (HVAC / CPO) -All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents -Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances and all other systems at community. -EPA certification Type I and II preferred -Must live within 30 miles of the assigned property -Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees -Additional technical training -Position requires ability to transport or move up to 50 pounds variable distances -Frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks -The ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit -Other licenses and certifications as required by local, state or federal law -Use of ladders to access heights in excess of eight to nine feet -High school diploma or equivalent required
