The Role

Overview

Prepare and review real estate appraisals, market analysis, and related valuation work for SRP.

Tasks

-Interfaces with legal counsel to support litigation for condemnations and provides expert court testimony. -Follows current USPAP Guidelines for all appraisals, appraisal reviews, and other services. -Reviews appraisals prepared by independent appraisers and submitted by agencies. -Analyzes complex engineering and land use plans and title reports. -Analyzes pending local, state and federal legislation pertaining to real estate or appraisal practices. -Prepares state-certified appraisals for real estate sales, leases, as well as for the acquisition of easements, rights-of-way, and land. -Manages retention programs for all appraisal documents according to SRP guidelines and as well as adheres to USPAP record keeping rules. -Represents SRP at hearings before city councils, zoning commissions, and other state or federal governmental bodies.

What You Bring

-Ten years of appraisal experience preferred. -Actively involved in local real estate appraisal and real estate associations. -Additional coursework and designations from Appraisal Institute - MAI; ASA - American Society of Appraisers; International Right of Way Association - SR/WA; American Society of Farm Managers and Rural Appraisers - ARA; Certified Commercial Investment Manager - CCIM and/or other allied associations are preferred. -Must have current Arizona State certification as Arizona certified general real estate appraiser. -Experience with Cost, Sales Comparison, and Income Approaches to value. Applies cost estimation and depreciation programs within the cost approach, direct and yield capitalization methods, and discounted cash flow methodologies.
