Tasks

-Ensure the team establishes a project specific safety program and that it is reviewed regularly. Drive safety culture on the project by consistently coaching, correcting, and rewarding safety behaviors. Lead by example with weekly participation in safety inspections. -Manage document control and administrative requirements in a timely manner. This includes processes for submittals, RFIs, ASIs, updating documents, meeting minutes, daily reporting, photo documentation, etc. -Oversee the development and updating of the CPM Project Schedule by the Project Superintendent and other assigned staff. Ensure adherence through timely contracting, proper permit management, material procurement tracking, proper planning and sequencing and consistently monitoring of work in place. -Analyze and accurately forecast project costs (GCs, GRs, and COW) and identify problem areas which may result in cost overruns, and project savings which can ultimately enhance the project fee. Consistently seek out fee enhancement opportunities. Implement cost control measures and maintain budgets. -Managing all aspects of startup, management and closeout of a project -Own the Client relationship and communicate regularly to keep issues from escalating. Be willing and able to proactively address challenges and convey resolutions in a timely manner. -Drive an efficient, expedited closeout by ensuring all fieldwork (including punchlist items), as well as all administrative duties are completed within 30 days of substantial completion. -Actively participate in preconstruction with the development of the Project GMP by performing constructability reviews, logistic planning, schedule development and defining scopes. -Ensuring optimal communication among the CORE Team, subcontractors, client, and design professionals -Actively lead the buy-out phase of the project, with support from the Project Director and preconstruction, assuring thorough acquisition of the project with all contracts drafted, negotiated, and executed within 30 days of the Precon/Ops handoff.

What You Bring

-Detailed understanding of construction project sequencing and scheduling -A valid Driver’s License -Experience with CMAR and/or Design/Build delivery methods -Applicant must work well in a team environment, be highly motivated, committed to excellence, and passionate about enabling staff development. -Advanced understanding of drawings and specifications as well as constructability -Must work well in a team environment and be committed to client service -Ability to negotiate, write and execute all subcontract agreements -Technology: Proficiency with Microsoft Office (Excel & Outlook), MS Project and Procore -Minimum of 10 years of experience as a construction project manager, and specific experience managing commercial construction -Excellent communication skills, both written and verbal -Professional Degree in construction management, architecture or a related field (mechanical or civil engineering, construction tech, interior design, business administration) is preferred -Strong organizational and analytical skills
