  • Maintain employee work schedules, time off, audit and approve payroll.
  • Participates in all aspects of the apartment leasing process, including touring apartments, recording traffic, performing follow-up, and assisting with application processing.
  • Assist with performing move out inspections of vacant units. Ensure properdocumentation is completed.
  • Responsible for day-to-day oversight of a property in Promote a positive work atmosphere through effective and "present" leadership.
  • Ensures top-level customer (both internal and external) satisfaction through continuous professional and positive conversations.
  • Prepares (by appropriate deadlines) all applicable financial and performance reports
  • Monitor and manage rental rates to maximize income.
  • Oversees the market ready process.
  • Attend meetings, training and refresher classes as necessary to effectively mentor, train, and enforce business procedures.
  • Communicate job expectations by setting goals, mentoring, and evaluating job performance. May require written or verbal coaching and counseling when disciplining employees, enforcing company policies, procedures, standards, and safety guidelines.
  • Annual budget preparation
  • Performs "quality control" final inspection of all market ready units prior to move-in.
  • Routinely inspect physical condition of entire community, including common areas, models, and vacant units.
  • Conduct staff meetings and communicate company information/policies/processesto staff
  • Ensure inspections and preventative maintenance are completed.
  • Process vendor invoices timely.
  • Addresses all standards and liability issues immediately.
  • Ensure the community is rented to optimal capacity and budget expectations.
  • Monitors maintenance service requests and works closely with Maintenance Supervisor (or designated maintenance representative) to prioritize and complete service requests within company expectations.

  • Exceptional customer service skills
  • Ability to handle multiple tasks in a fast paced environment and adapt to changing assignments and priorities
  • Excellent written and verbal communication skills, interpersonal, leadership, coaching and conflict resolution skills
  • Computer proficiency, including MS Office: Word, Excel, and Outlook
  • Possesses superior sales ability
  • Strong attention to detail
  • YARDI experience (preferred)
  • Professional appearance and demeanor
  • Reliable and dependable attendance at the work site
  • 1+ years of on-site Leasing Manager or Assistant Manager experience or at least 2+ years of supervisory experience with customer service orientation
  • Industry designations (preferred)

  • Superior knowledgeable of Fair Housing guidelines, state/local/federal laws, and safety compliance.
