Tasks

-Oversee the implementation of the retail strategy for Own Assets and 3rd Party assets -Oversee the implementation of the Retail Management Strategy across assigned retail assets -Analyze market trends to maximize profits, identify emerging asset investment opportunities, and drive the company’s growth initiatives through proactive investment and development opportunities. -Provide inputs to the ED of Asset Management in developing cross-retail asset strategies, determining rent pricing, and setting leasing/tenant mix. -Manage the delivery of Assets in growth pipeline including new development and transformation -Strategic Disposal (Advisory): Perform in depth financial analysis (IRR, ROI, ROE) on assigned underperforming assets and recommend for asset disposals -Own detailed P&L statements for each assigned asset, consolidating the financials for the combined assets, and submitting to the Head of Asset Management and Operations for review. -Conduct in-depth financial analysis (IRR, ROI, ROE) on underperforming assets or potential acquisition opportunities, supporting go/no-go decisions on asset disposals based on feasibility studies. -Transformation: Build the business case for the transformation of existing assets and oversee the design & delivery of the projects on time within the budget -Acquisition & Integration: Conduct market study for potential acquisitions and coordinate with investment management team for processcompletion; manage the post acquisition- integration activities -Development Mgmt (D’Hold Input/Advisory) : Build the pipeline of retail assets based on the business plan. Coordinate with AI-DM for the timely delivery -Own P&L for assigned assets, ensuring financial targets are met through effective strategies (rent pricing, tenant mix, etc.). -Work closely with Property Management Head to recommend, track, and monitor monthly operational and financial targets for each asset, identifying opportunities for improvement and recommending mitigation actions when needed. -Co-define and monitor asset performance and customer satisfaction KPIs, collaborating with teams such as Retail Leasing to meet the targets

-Experience in retail management i.e., malls and community retail -Excellent relationship with major Middle East regional retailers -Excellent negotiation and persuasion skills -Strong exposure to GCC real estate market -Demonstrated skills in building and maintaining strong relationships with internal and external stakeholders -Excellent conflict resolution/management skills -Experience in Property Management and respective remedial auctions -Excellent communication and interpersonal skills -Excellent analytical skills -Planning and organizing skills
