The Role

Overview

Maintain multifamily property, handle repairs, inspections, and unit turnovers.

Tasks

-Complete any additional tasks as assigned by Community Manager, Regional Manager, Vice President or Maintenance Supervisor. -Appliance installation, maintenance repair and troubleshooting. -Complete pre-moveout inspections to minimize turn times and complete unit turns timely. -Update/close out work orders in the PM software with notes. -Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange with resident a suitable option. -Communicate with residents when repairs or maintenance will take longer than expected. -Drywall and texturing installation and repair. -Electrical wiring, outlet, and switch maintenance. Lighting fixture installation. -Efficient materials planning and completion of maintenance unit turns to target one visit completion. -Work with property manager and staff to efficiently, timely and cost-effectively complete maintenance work orders and apartment unit turns. -Leave the occupied and un-occupied units cleaner than when you arrived. -Ensure that vacant apartments are “made ready” within 7 days of vacancy. Coordinate with cleaning and painting contractors as approved by Management Company.

What You Bring

-Heating and Cooling and Ventilation troubleshooting and repair. Unit zone valve, transformer, and thermostat maintenance. Hot water and steam boiler troubleshooting and maintenance. -At least one year of experience preferred. -Plumbing maintenance and troubleshooting, with the ability to sweat copper pipe. -Must be honest in time reporting. Reliable and on-time to work. -Superior organization and communication skills. -Valid drivers license may be required. -Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial property including but not limited to: -Educational degree not required. -Specialized training: Multi-family property management experience is preferred. -HVAC experience a must. -Ability to provide courteous and professional service to residents, property managers, and supervisors, vendors and other service providers.
