About the Role
The Maintenance Technician supports the property’s maintenance program—handling corrective, preventive, routine, emergency and cosmetic work—under the supervision of the Maintenance Supervisor and Community Manager, and contributes to the make‑ready process and overall community appearance. • Attend the community daily and respond promptly to resident and management work orders. • Perform repairs and replacements in common areas and units, and assist with turn‑event scheduling. • Clean and maintain exterior grounds, breezeways, common spaces, and swimming pools, keeping accurate chemical logs. • Inspect property daily to identify and correct hazardous conditions. • Execute preventive‑maintenance tasks to extend asset life and reduce future repairs. • Follow Asset Living policies, OSHA and EPA standards, and maintain a well‑organized, stocked maintenance shop. • Support hazard‑communication programs and promote safe work practices. • Participate in unit inspections and monitor inventory of equipment and supplies. • Keep precise records of service requests, maintenance activities, make‑ready status, and compliance documentation. • Provide excellent customer service, monitor request turnaround, and represent the community positively. • Enforce community policies as delegated by supervisors. • Perform physical tasks such as climbing ladders, lifting 100+ lb objects, working in confined spaces, and operating tools and vehicles. • Maintain reliable transportation for emergency response.

What You Bring
• Hold a high school diploma or equivalent and possess basic computer skills. • Understand Fair Housing Laws and OSHA requirements. • Be available for on‑call emergencies, including nights, weekends and overtime.
